Seagis buys Miami Gardens Warehouse from Intima

Continuing its commercial real estate shopping spree in South Florida, Seagis Property Group acquired a former manufacturing facility near Miami Gardens for $ 8 million.
Seagis bought the 60,577-square-foot warehouse at 255 Northeast 181st Street from a subsidiary of Intima, a bedding wholesaler, according to Vanguard Realty Advisors broker Jonathan Salk, who represented buyers and sellers.
The building was erected in 1971 on an area of 2.6 hectares, land records show.
Intima, headed by Marcelo Herskovitz and bearing the company name American Sunshine, previously operated production in the building but has moved out, Salk said.
Seagis, who have followed the property for more than two years, rented the space before it closed, Bradlee Lord, vice president, said in a press release.
With the purchase, Seagis, based in Conshohocken, Pennsylvania, has an industrial portfolio in South Florida of 109 buildings and more than 5.6 million square feet, the press release said. The company’s total portfolio is more than 12 million square feet with buildings in New York and New Jersey, according to its website.
That deal followed after Seagis bought AmCar Lamprecht’s Doral plant in September for $ 19.4 million. It also owns the adjacent industrial building.
In June, Seagis bought a Port 95 industrial park in Dania Beach for $ 24.6 million, the largest deal in this asset class in southeast Broward County in the second quarter of this year, according to Avison Young.
Seagis also bought a medley warehouse and cold store in May for $ 7.9 million.
The high spending on South Florida comes as no surprise as the industrial market here remains healthy and was the only property type that flourished in 2020 during the pandemic.
